OVERVIEW

Christmas Message from the CEO

With the Christmas shutdown fast approaching everyone is wanting to get those final few jobs sorted. However, it is important to also take some time with your team not just to reflect on progress, but to also check in.

The Gibbons team took a different approach to the Christmas party this year and spent a day together in the Abel Tasman National Park. This involved cruising, tramping, swimming, eating and plenty of fine local refreshments - what a great asset we have right on our doorstep!

It was great to spend time checking in with the team and taking an unofficial team pulse. The week before we ran our annual staff engagement survey and while we are proud of the overall results, the survey has guided us into a few areas requiring some attention.

We have now had a few years of COVID-19 disruption, and the stresses associated with the resulting supply disruptions, workload pressure and now inflation. We are keeping a close eye on the increase in interest rates and economic uncertainty associated with recession, and we need to stay close to our team and understand how they are travelling and make some room for them to be heard.

I would like to take this opportunity to thank you for all the support we have received this year.  We hope you will have an opportunity to spend some quality time with your people over the next few weeks and we all manage to get re-energized for 2023 - there is no doubt it is going to be another interesting year!

IN OUR COMMUNITY | Stakeholder Engagement

Gibbons Annual Stakeholder Function

In September we hosted our Annual Stakeholder function, for the first time in Auckland! We took this opportunity to thank our tenant family, business partners, funders and contractors for their ongoing support, celebrate our collective achievements over the past 2 years, and provide everyone with some insight into the future direction of Gibbons.

We loved being able to catch-up with our stakeholders face-to-face, hear what achievements and challenges you’re facing and offer our support where needed.

Again, we would like to take this opportunity to say a massive thank you to all of those who attended our function, and we look forward to engaging with you all again in the very near future.

ESG | Environmental, Social & Governance

Our ESG Journey

Gibbons has completed our first Sustainability Report for FY2022 focusing on our operations across the ESG metrics (Environmental, Social, and Governance) but are now looking to broaden our reporting boundary to incorporate our entire property portfolio.

This means we need to enlist the help of our stakeholders – our tenants, suppliers, contractors, and consultants – to be able to report on our collective GHG emissions, social impact including supply chain transparency, and hazard risk controls as a start.

Businesses around the world are increasingly applying ESG non-financial factors as part of their analysis process to identify material risks and growth opportunities. Last year, we appointed a dedicated ESG Manager, Stephanie Millar, to champion this, and we are here to help our stakeholders on their business sustainability journeys too. Together, we hope to make a positive impact for environmental change, social responsibility, and corporate governance.

DEVELOPMENTS | Palmerston North

UCOL Centre for Healthcare & Social Services

Gibbons’ newest property is taking shape to become a state-of-the-art educational healthcare facility in Palmerston North.

Gibbons purchased the property at 37-49 King Street, Palmerston North (locally known as PSA House) at the end of 2021. The old earthquake-prone PSA House, originally built in 1962, is being seismically strengthened and modernised to become the Te Pukenga (Universal College of Learning) Centre for Healthcare and Social Services. Work started in January 2022 and the development is tracking well for an opening in the new year and in time for the start of Term 1. The building’s complete interior refurbishment is transforming PSA House into a modern, adaptable centre for UCOL where practical courses for nursing, medical imaging, social services, and mental health education will be taught, and is expected to boost student capacity by approximately 50%.

Intermittent winter weather has caused the odd issue and delay, but the onsite team of Naylor Love and WW Construction, in-conjunction with a strong relationship with the UCOL facilities team, has seen progress continue steadily on site.

We are very excited for this project to reach completion and be opened to the community in early 2023!

TENANT UPDATE | Profile

Tenant Family Updates & Profiles

We have had some changes to our tenants at Stoneridge on Lunn this quarter, and also would like to showcase two of our Nelson tenants and share information on their businesses.

Stoneridge on Lunn | Auckland

This month we say our farewells to RE/MAX at Stoneridge on Lunn. We wish their team all the greatest success in their future endeavors.

Filling in RE/MAX's tenancy will be Hulucat Bubble Tea, please join us in welcoming them. Hulucat will be opening early next year and we look forward to sampling some of the finest bubble tea in Auckland. Welcome Lance and family!

Anchor Restaurant and Bar | Nelson

A message from the owner:The Anchor” has been operating since the early 1990s & we have been involved since day one, initially as the accountants for Graham Barker & subsequently as a part owner & more recently as the 100% owners.

The last couple of years have been particularly challenging for the hospitality sector & we are no exception! If compulsory Covid closure, followed by restrictions & mask wearing wasn’t enough, the inability to find the staff we need, remains our biggest headache & has forced us to restrict our trading hours. So, if anyone fancies a change of career, please let me know!!

That said, we look forward positively to a brilliant Nelson summer & with plans just approved by the Council for an extended outside dining area, hopefully things are on the improve.
